SHOP & RETAIL EPC

Your shop. A clear assessment brief.

A high-street unit, shopping-centre shop and shop with a flat above can need different briefs. Identify the premises being sold or let before arranging the visit.

Scope, quote and availability confirmed with you.

1

Define the unit you need assessed.

Tell us whether your enquiry covers one shop, several units or the entire building. Include sales space, stock rooms, ancillary offices and any separately occupied accommodation in your description. A postal address alone may not explain the assessment boundary. If a dwelling sits above the shop, identify its entrance and use separately so domestic and commercial scope can be clarified. Existing plans and the certificate reference help the assessor understand what has previously been recorded.

2

Explain the fit-out and the transaction.

Describe whether the unit is trading, vacant, fitted out or offered as a shell. Note heating, cooling, lighting and controls, including shared services supplied by the landlord or centre operator. A vacant unit is not automatically outside EPC requirements. Give the marketing, lease or sale deadline and tell us who needs the certificate. The office will clarify the brief before confirming price and availability; your request does not reserve a visit.

3

Arrange access around the business.

Name the person who can admit the assessor and explain opening hours, deliveries, alarms and restricted areas. Ask the landlord or managing agent who can provide access to shared plant and the relevant system information. Share existing specifications where available rather than guessing equipment performance. If safe access cannot be provided to a necessary area, discuss this before accepting the quote so the assessor can explain the effect on the proposed visit.

4

Agree the output and the next decision.

Check that the written quote identifies the retail unit, the assessment and certificate deliverables, lodgement, VAT treatment and access-related charges. Ask how the certificate and recommendations will be supplied. If the rating raises a letting or improvement question, arrange a separately scoped MEES review or improvement plan. Lighting or heating changes should follow a property-specific assessment; a generic list of upgrades cannot guarantee a rating.

BEFORE YOU DECIDE

Your assessment questions.

Does a shop with a flat above need one EPC?

The answer depends on how the parts are used and arranged. Describe the shop and dwelling separately, including services and entrances, so the appropriate assessment boundaries can be checked.

Can you quote before I have every document?

Yes. Start with the address, approximate size, use and deadline. Explain what is missing; scope and assessor availability must still be confirmed before booking.

Will the assessment include improvement works?

Physical works and detailed improvement modelling are separate unless expressly included in the agreed quote. Ask for the certificate deliverables and any additional review to be itemised.
