COMMERCIAL EPC QUOTATIONS

A commercial EPC quote built around your premises.

The right brief makes the difference. Identify the premises, building systems and transaction timing so the assessment can be scoped properly.

Scope, quote and availability confirmed with you.

1

Identify what is being assessed.

Tell us the address, approximate floor area, building use and whether the request concerns the whole building or part of it. Offices above shops, several occupiers, shared systems and separately marketed units require careful scope discussion. The lease boundary alone may not settle the assessment boundary. Share relevant plans where available and identify heating, cooling and ventilation arrangements. An assessor must determine the suitable assessment approach; an online form cannot classify every building. We request further information if the brief is insufficient for a meaningful quote.

2

Price the scope and complexity together.

Commercial quotes should make clear what survey, modelling, certificate lodgement and recommendations are included. Building size, configuration, systems and missing information can affect the work needed. Ask how additional investigation, restricted access or a revised building boundary will be handled. Confirm VAT and other agreed charges. MEESCompliance does not publish a universal commercial tariff or calculate one from floor area alone: the team confirms the price and scope with the appropriate specialist before you accept.

3

Separate the certificate from the lease decision.

Obtaining an EPC and resolving MEES obligations are connected but different tasks. An existing lease, renewal, assignment or subletting can raise particular questions. Give the team the actual transaction and timing, not just the rating you hope to achieve. A commercial audit or legal advice may be required alongside the assessment; neither is automatically included in the EPC fee. Do not apply domestic spending caps or future domestic policy to business premises. Use the relevant commercial guidance and agree the review needed for the property.

4

Make the site visit workable.

Arrange permission for the relevant premises and access to the areas in the agreed survey. Identify an on-site contact, operating hours, safety restrictions and any shared plant which needs separate access. Existing drawings, specifications and maintenance information can help the assessor understand the building, but do not replace the required evidence review or inspection. State your deadline early. We confirm specialist availability and the proposed delivery arrangement; submitting a date does not guarantee a visit or certificate by that date.
