OFFICE EPC ASSESSMENTS
An office EPC starts with the right boundary.
One suite, a whole floor or an entire office building: tell us what is being assessed and which systems serve it. We help turn that information into a scoped request.
Scope, quote and availability confirmed with you.

Identify the suite, floor and shared areas.
Provide the address, approximate floor area and a plan marking the accommodation involved. Explain whether the enquiry concerns a self-contained suite, several floors or the entire building. Record separate occupations and any common reception, circulation or welfare areas without assuming every shared area belongs in the same assessment. The building's arrangement and services need to be understood before a certificate boundary is agreed.
Bring the building systems into the brief.
Tell us whether heating, cooling and ventilation are local to the suite or supplied through central plant. Existing system schedules, control information and lighting specifications can help establish the brief. Ask the building manager which records are available and who can provide access to relevant plant areas. Do not substitute tenant electricity bills for the assessor's building evidence: the proposed assessment and the business's measured consumption answer different questions.
Coordinate with the lease or refurbishment programme.
Explain whether you are marketing, renewing a lease, acquiring premises or reviewing works. Give the actual decision date and any agreed access window. A change of tenant, fit-out or services should be described rather than treated as an automatic instruction to reuse the old certificate. Where a compliance or exemption question is involved, identify it explicitly so it can be reviewed separately from producing an EPC.
Compare a written scope before agreeing the visit.
Check the areas, assessor visit, certificate and recommendation output, lodgement and exclusions. Agree who handles keys, security, tenant communication and access to shared plant. The office confirms price and available assessor arrangements before an appointment is agreed. For several offices, send a property schedule so visits and evidence gaps can be coordinated. A request acknowledgement is not an appointment confirmation.

BEFORE YOU DECIDE
Your assessment questions.
Can the whole-building EPC cover my office suite?
Do not assume that it does. Provide the existing certificate and the accommodation being sold or let so its coverage and the appropriate assessment boundary can be checked.
What if the plant is managed by someone else?
Explain the arrangement at enquiry stage. Ask the building manager what records and safe access they can provide; the assessor needs to understand the services relevant to the agreed premises.
Is an office EPC the same as an energy audit?
No. A certificate assessment, a compliance review and a detailed operational energy study have different scopes. Tell us which decision you need the work to support.
