MEESCOMPLIANCE
Terms & Conditions
Information about our services and how we work.
Last updated: 13 October 2026
These terms explain how Codeex Maintenance Ltd, trading as MEESCompliance.co.uk, handles EPC assessments, MEES reviews, improvement planning and agreed property works. Read them with your written quotation and service confirmation.
1. Who provides the service
Codeex Maintenance Ltd is registered in England and Wales, company number 12777967, with its registered office at 128 City Road, London EC1V 2NX, United Kingdom. Contact office@meescompliance.co.uk or mail@codeex.co.uk, or call 0203 811 8331. MEESCompliance is our trading name, not a separate legal entity.
2. Enquiries, quotations and confirmed bookings
An online request and its automatic acknowledgement do not confirm an appointment, accept a quotation or instruct improvement work. We review the property and confirm the proposed service, price, availability and applicable terms. A booking becomes an agreed service when you accept our written offer and we confirm acceptance. Tell us if you act for an owner, company or managing agent and ensure you have authority to instruct the service.
3. Assessors, specialists and subcontractors
We coordinate your booking and customer communication. Appropriate specialist subcontractors may carry out assessments and agreed works. The assessor issuing an EPC is responsible for their technical assessment and professional judgement; we do not change a rating to achieve a preferred result. Engaging a subcontractor does not remove obligations we owe under our contract or applicable law. If a service is an introduction to a separately contracted provider, that arrangement and provider must be identified before you agree to proceed.
4. The agreed scope
Your quotation identifies the property, service, included visit or desktop review, output, material assumptions and exclusions. An EPC, a MEES audit, improvement modelling, exemption support and physical works are different services. A compliance review does not automatically include a new certificate, legal opinion, intrusive investigation or contractor work. Further investigation or a scope change must be discussed and agreed before additional chargeable work is instructed.
5. Access, information and safety
Provide accurate building use, size, address, access arrangements and relevant records. Arrange the owner or occupier's permission and tell us about restricted areas, known hazards, consent requirements and parking arrangements. Assessors need safe access to the areas in the agreed scope. Do not enter unsafe roof spaces or disturb electrical equipment to prepare for a visit. Work may be paused where conditions are unsafe or access is unavailable; we will discuss the effect on scope, timing and any agreed charges.
6. Prices and payment
The quotation states the price, VAT treatment, inclusions and any travel, parking or other additional charges. There is no fixed price generated by the website tools. Unless your quotation or invoice states a different agreed schedule, invoices issued by Codeex Maintenance Ltd are payable within three calendar days. Deposits or stage payments for works must be agreed in advance. For eligible late business-to-business debts, statutory interest and recovery compensation may apply in accordance with the relevant legislation; these commercial rules are not automatically applied to consumer customers.
7. Changes, late cancellation and failed access
Contact us promptly by email if you need to change or cancel an agreed appointment. Where disclosed before booking, a late cancellation within 24 hours or a failed-access visit may attract reasonable, demonstrable losses, capped at £110 plus VAT where applicable. Any charge must be fair, proportionate, account for costs saved and respect statutory cancellation rights. A request submitted through this website carries no cancellation fee by itself. Large works, specialist surveys and separately contracted services may have different clearly agreed arrangements.
8. Consumer cancellation rights
If you contract as a consumer at a distance or off premises, you may have a statutory 14-day cancellation period, subject to the applicable rules and exceptions. Your confirmation will explain the relevant right and how to exercise it. If you expressly ask for a service to start during that period, a proportionate charge may apply for work supplied before cancellation where the legal conditions are met. The right is lost for a fully performed service only where the required prior express request and acknowledgement have been obtained. Our enquiry form does not itself request early performance or waive cancellation rights.
9. EPC findings and improvement outcomes
An EPC reflects the building, evidence and methodology used in the assessment. A MEES review records the agreed questions and available evidence at the time of review. Neither guarantees a particular future rating, bill saving, property value, exemption, funding award or continuing legal compliance. Changes to the property, tenancy, evidence, assessment methodology or law can affect the position. Advice on contested legal obligations, lease interpretation or transactions should be obtained from an appropriate legal adviser.
10. Improvement work, consent and verification
Works require their own agreed specification and quotation, including access, permissions, materials, exclusions, timing, contractor arrangements and completion evidence. Unless expressly included, planning or exemption support does not obtain freeholder, tenant, planning or other consent on your behalf. Additional measures and reassessment are agreed separately where necessary. You are not required to commission improvement works through us after receiving an assessment or review.
11. Reports, queries and complaints
Tell us promptly if information is missing or you believe a service or report is incorrect. Quote your enquiry or booking reference and identify the property and issue. We will coordinate the response and, where appropriate, refer technical assessment questions to the issuing assessor. For EPC concerns, the assessor's accreditation scheme may provide a further complaint route. We will not require you to give up statutory remedies simply because another professional has expressed a different opinion.
12. Workmanship and warranties
Any workmanship warranty, manufacturer guarantee or subcontractor warranty will be identified in the agreed works scope, including who provides it, its duration and relevant conditions. No universal workmanship warranty is created by an EPC or a website enquiry. Consumer rights and any mandatory remedies continue to apply alongside an agreed warranty.
13. Responsibility and liability
We will exercise the care and skill required by our contract and applicable law. Nothing here excludes or restricts liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or liability that cannot lawfully be excluded. Consumer statutory rights remain unaffected. We do not impose a blanket liability limit equal to the price paid or transfer all responsibility to a subcontractor. Any lawful business-contract limitation must be expressly agreed in the relevant written contract.
14. Delays and events outside our control
Appointment and completion timings depend on the agreed scope, access, specialist availability and circumstances. If an event outside reasonable control affects delivery, we will explain the situation and discuss reasonable alternatives. This does not remove applicable refund, cancellation or other legal rights. An arrival window or deadline applies only when confirmed for your booking.
15. Website guidance and tools
Our learning hub and tools provide general, indicative guidance. They are not an EPC, an exemption registration, legal advice or a promise that work will achieve a rating. England and Wales MEES guidance must not be assumed to apply unchanged in Scotland or Northern Ireland. Check the dated official sources and obtain a property-specific review where necessary. You may use published materials for your own property decisions; third-party content retains its own rights.
16. Personal information
We use enquiry and service information as described in our privacy notice. Service-related acknowledgements and communication do not create a marketing subscription. Only share records relevant to the request and tell us if documents include third-party personal information.
17. Applicable law and changes
These terms are governed by the law of England and Wales, subject to any mandatory protections applicable to your circumstances. A consumer's rights to rely on mandatory local protections and bring proceedings in an available home jurisdiction are preserved. Updated website terms apply to future agreements; they do not retrospectively change an existing agreed contract without a lawful basis or agreement. If a provision is unenforceable, the remaining terms continue to apply where lawful.
