HOW EPC BOOKINGS WORK

A clear route from enquiry to certificate.

Know what is agreed, who needs access and what happens next. Start with your property; the office confirms the assessment scope, price and availability before arranging a visit.

Scope, quote and availability confirmed with you.

1

Send the property brief.

Choose a domestic or commercial assessment and provide the postcode, property use and reason for the request. Include an existing EPC reference where available and explain your deadline. You can enquire with missing information: identify the uncertainty instead of guessing. Our acknowledgement gives you a request reference and preparation guidance. It confirms receipt of your enquiry, not a reserved appointment or a promise of a particular rating.

2

Clarify the scope and compare the quote.

The office reviews the request and discusses what property or unit needs assessing. Check the proposed visit, certificate and recommendation deliverables, lodgement, VAT treatment and any access, travel or cancellation charges. Clarify whether a new EPC, compliance review or improvement plan is being priced. Agree these details in writing before proceeding. Your preferred date remains a request until the appropriate assessor's availability and the appointment are confirmed.

3

Confirm the assessor and access arrangements.

Before an assessment, ask for the assessor's name, relevant accreditation scheme and agreed premises. Accredited assessor details can be checked through the official energy-certificate service. Confirm the appointment, access contact and necessary areas; for commercial premises include shared plant and security arrangements. Tell the office promptly if circumstances change. Safe access and reliable evidence matter more than trying to steer the assessor towards a desired result.

4

Receive the agreed output and decide what follows.

The quote should explain how the certificate and recommendations will be provided. Check the property details and raise questions through the agreed contact. If the outcome identifies an improvement or letting concern, ask for the next service to be separately scoped: evidence review, MEES audit, modelling, improvement planning or coordinated works. Keep the certificate and relevant records together. Completion of an assessment does not itself confirm that every letting or exemption condition is satisfied.

BEFORE YOU DECIDE
