DOMESTIC EPC COST

Know what your EPC quote includes.

Book the assessment you actually need. A clear quote identifies the home, assessor visit, certificate and access arrangements before you commit.

Scope, quote and availability confirmed with you.

1

Start with the property, not a headline price.

There is no universal EPC price: assessment costs vary by assessor and property size. Tell us the full postcode, whether the property is a house or flat, and any unusual layout or access restrictions. A single home, several separately let flats and a mixed-use building may need different scopes. We confirm the proposed service and price before you agree to proceed; the enquiry itself is not a chargeable booking. If you already have a certificate, include its reference so the team can understand whether you need a new assessment, clarification or improvement planning.

2

Compare the same inclusions.

Ask whether the quoted price covers the visit, preparation of the certificate, lodgement and how you receive it. Check VAT treatment and any parking, travel, failed-access or cancellation charges before agreeing. Tell us who holds the keys and who can provide safe access. A preferred date in the form is a request, not a reserved appointment. We discuss availability with the relevant assessor and confirm the arrangement. If you need the certificate for a sale or tenancy decision, share the actual deadline rather than assume every visit can be completed at short notice.

3

An EPC is different from an audit or improvement plan.

An assessment records the building and available evidence using the relevant methodology. It does not include physical improvements or a guarantee of a preferred rating. A MEES audit addresses an agreed compliance question; improvement planning investigates suitable measures before contractor quotations. These services have separate scopes unless explicitly included in your written quote. Start with the reason you need help: obtaining a certificate, resolving a letting question, checking evidence or planning work. That helps avoid paying for a service which does not answer the property decision.

4

Several properties need one clear schedule.

For repeated assessments, provide a property list with current certificate dates, access contacts and the required timing. Keep each address identifiable and separate homes from business premises. Our team can discuss a coordinated quotation and booking programme rather than treat every property as an unrelated email. Do not send unnecessary tenant identity documents through the form. Portfolio arrangements, prices and appointment windows are agreed after the schedule has been reviewed; there is no automatic bulk discount or guaranteed national availability advertised here.
