1

Find the current certificate before commissioning another.

Check the government register for the correct property, certificate date and reference. Make sure the address and building actually match your letting. A missing document is different from an expired certificate or a building changed by works. If you cannot identify the right certificate, explain this in your enquiry. Tell us whether the home is vacant or occupied and who can arrange access. The team can discuss the appropriate assessment route rather than assume every landlord needs an immediate new EPC.

2

Use the rating as the start of a compliance question.

For qualifying domestic private rented property in England and Wales, the current MEES minimum is generally EPC E unless a valid exemption applies. Scope, tenancy and evidence matter. A rating alone is not a complete review of your obligations, and proposed future requirements should not be described as current law. If the certificate is low, disputed or connected to an acquisition or letting decision, explain the specific question. The existing EPC D guides and policy tracker separate today's position from future planning.

3

Plan improvements before commissioning work.

Recommendations deserve property-specific investigation. Evidence gaps, leasehold permissions, tenant access, building constraints and the assessment methodology can affect the next step. Ask which measures need modelling and what completion evidence the assessor will require. Obtain itemised quotations against an agreed brief. You do not have to commission works through us after an assessment, and no generic package guarantees a rating. Where suitable, we coordinate a separately agreed improvement project and a later assessment.

4

Give a portfolio a consistent process.

List each property, EPC reference, rating, expiry, letting status and next action. Distinguish confirmed facts from missing records. Prioritise an immediate transaction or compliance question separately from a longer-term improvement project. Letting agents should identify who can authorise instructions and arrange access. A coordinated programme can connect assessment quotations, document collection and review cases, but actual appointments and delivery are confirmed individually. Our service does not replace the landlord's legal responsibilities.
