MEES AUDIT COST & SCOPE

What should your MEES audit quote cover?

A useful quote starts with the decision you need to make. Agree what will be reviewed, what evidence is missing and what you will receive before paying for an audit.

Scope, quote and availability confirmed with you.

1

An audit fee is different from an improvement budget.

The audit pays for the agreed review. An EPC assessment, improvement modelling, contractor quotation and the physical works are separate activities unless your quote expressly includes them. A regulatory spending cap is not an audit price list. There is no fixed MEESCompliance audit tariff published here: our team confirms the property-specific price and inclusions before you proceed.

2

The property and the question determine the scope.

A review of one home's existing EPC and letting information is different from an occupied commercial building with several uses, systems or leases. An acquisition, lease renewal, exemption question or refurbishment programme may require different evidence and specialist input. Tell us whether you need a current compliance review, a route to a better rating, or both. For mixed-use buildings, identify the homes and business premises separately so the appropriate assessment scope can be discussed.

3

Compare deliverables, not just the headline fee.

Ask whether the quote includes a desktop evidence review, a site visit, a new EPC, assessor modelling or only recommendations for further investigation. Check the written output, assumptions, follow-up discussion and what happens when a missing document changes the scope. Confirm VAT treatment, travel or access charges, cancellation terms and any separately priced specialist work. A low initial price is difficult to compare if these items are left undefined.

4

Prepare the brief once.

Start with the postcode, property use, existing EPC or certificate reference, letting status and the question you want resolved. For commercial premises, add approximate floor area, building plans if available and the relevant lease or transaction timing. For a portfolio, provide the property count and a simple EPC schedule. Describe access restrictions or consent issues. Do not send tenant identity records, bank details or other unnecessary personal documents through the enquiry form.

5

From review to a properly priced improvement project.

Findings should help you decide which questions need modelling, which measures deserve quotations and which evidence should be retained. If works are appropriate, agree a separate brief covering access, consent, disruption, responsibilities and reassessment. MEESCompliance coordinates the customer relationship; appropriate specialist subcontractors undertake the agreed assessments or works. Neither an audit nor a generic measure list guarantees a particular EPC uplift.
